What is Concept Plan? What is Layout Plan ?

WHAT IS CONCEPT? 

Concept has a theme. And it many depends on location. 

If the site is located at somewhere highland,  we can have a development of villa for residential units. Residents can enjoy lush tropical landscape that soothe and rejuvenate. A place where they discover absolute peace of mind and an unmatched quality of life.a higher quality of life. A sense of back to nature. 

The name express the concept. 

For example, water based, mountain based, highland based, a resort lifestyle housing, lakeside terrace and etc. When you heard water based concept, what are the things first comes to your mind? Near to sea or lake, we can enjoy the wind sweep on your face gently or listened to the pleasantly sea breeze ~ Can see a wonderful seaside or lakeside scene, revel in the beautiful ambiance bring by the water features. 

 WHAT IS CONCEPT PLAN?

A concept plan show us how one land use is connected to other land uses. They are only few different sizes of bubble diagram and use some broad colors to present the information. It can able to show the interaction and movement of people and the traffic in draft method.

ZONING ≠ LAND USE

Zoning is telling us the types of uses on the land. 

E.g. Lot A had zoned as residential area. 

Land use is showing what you see on the ground. 

E.g. From the land use plan, we able to know what are the size of site area, and its circulation on the ground. For example, a total area 5 acres had zoned as residential area (we called this zoning). Within this 5 acres, 1 acre is used for park (land use for recreational area), 3 acres are used for terraced houses (land use for residential area) and the last 1 acre is used for construction of roads and pedestrian walkways and other public facilities (land use for public amenities), how the roads connect the terraced houses to the recreational area and public services (show the circulation).

Layout Plan is more to details and technical.

E.g. From the Land Use Plan, we know where the roads are located. In Layout Plan, the width and sizes   of road are going to point out. Different hierarchy of road has their own different dimensions. Layout Plan include more technical aspects like building dimension, setback of building, built up area, types of components and etc.
